Property Checklist

Residential and Light Commercial Property Check List

Interior and Exterior Inspection includes the following:

  • 1.       Overall Cleanliness of the property
    • Presence of discarded clothing, furniture and broken appliances
  • 2.       Doors and Windows
    • Inspect all windows and doors for damage and proper operation of locks, hinges, slides, screens, blinds, curtains and glazing
  • 3.       Electrical Systems
    • Test all interior and exterior electrical outlets for proper operation and grounding
    • Test all light fixtures and wall switches for proper operation
    • Test all smoke alarms
    • Check all ceiling fans
    • Verify that all appliances (stove, microwave, refrigerator/freezer, dishwasher, vent hood, washer/dryer) are working properly
    • Inspect garage door(s) for proper operation
    • Check breaker panels for any damage, bad breakers and signs of arcing
  • 4.       Plumbing Systems
    • Check all interior and exterior water faucets for proper operation and leaks
    • Check all drains to insure proper drainage
    • Check all whirlpool tubs, steam rooms and showers for proper operation
    • Verify  water heater(s) are operational and in good condition
    • Check sump pump(s) for proper operation and blockages
    • Check all toilets for proper operation, leaks and mechanical connections
    • Test well pumps, expansion tanks, water filters and water softeners for proper operation
  • 5.       HVAC Systems
    • Verify proper operation of forced air heater(s) and air conditioner(s)
    • Inspect air filters
    • Inspect all vents for proper operation and blockages
  • 6.       Drywall, Plaster and Paint
    • Inspect all walls and ceilings for damage and stains
  • 7.       Flooring
    • Inspect all flooring for damage and stains
  • 8.       Cabinetry and Trim
    • Inspect all cabinets and vanities for damage, missing hardware and proper operation
    • Inspect all molding and trim for damage, loose or missing pieces
    • Inspect all closet shelving for loose or missing pieces
  • 9.       Basements and Crawlspaces
    • Inspect for moisture, pest and structural issues
  • 10.   Building Exterior
    • Inspect all siding,  fascia, trim, gutters and down spouts for damage
    • Inspect roof (if applicable) to look for damaged or missing shingles or tiles, proper flashing at all roof penetrations
    • Inspect for any signs of water or pest damage
    • Inspect all exterior structures (decks, fences and sheds) for damage and any needed maintenance
